FNMA 1004 Uniform Residential Appraisal Report Designed for appraising single-family residences or a one-unit property with an accessory unit such as a PUD (planned unit development). It is also used for FHA appraisals. Typically, a full internal and external inspection of the subject property is done. At least three comparable sales are used and a value conclusion is made.
FNMA 1004C Manufactured Home Used for an appraisal of a one-unit manufactured home, including a manufactured home in a planned unit development (PUD) based on an interior and exterior inspection of the subject property.
FNMA 1004D Appraisal Update This report form is intended to provide the lender/client with an accurate update of a prior appraisal.
FNMA 1004D Final Inspection This report form is for an inspection done on a property previously appraised to certify that all work has been completed.
FNMA 1025 (2-4) Unit Residential Income Property Similar to the 1004 form, the 1025 is used when appraising 2-4 unit properties (multi-family).
FNMA 1073 Condominium Similar to the 1004 form, the 1073 is used when appraising condominiums.
FNMA 1075 Exterior Condominium Used for an appraisal of a unit in a condominium project or a condominium unit in a planned unit development (PUD) based on an exterior only inspection of the subject property from at least the street.
FNMA 2000 Field Review A field review appraisal form is used for quality control (e.g. An appraiser is requested to review another appraiser's completed appraisal). A drive-by of the subject and comparables is required. If the appraiser does not agree with the original value, two additional comparables and a new value must be provided.
FNMA 2000A Field Review 2-4 Unit A field review appraisal form for 2-4 unit properties - used for quality control (e.g. An appraiser is requested to review another appraiser's completed appraisal). A drive-by of the subject and comparables are required. If the appraiser does not agree with the original value, two additional comparables and a new value must be provided.
FNMA 2006 Complete Desk Review This is a desk review appraisal form used for quality control. No drive-by is required. If the appraiser does not agree with the original value, two additional comparables and a new value must be provided. Enhanced Desk Review: The same as FNMA 2006 but the appraiser must provide two additional comparables regardless of whether or not the appraiser agrees with the original value.
FNMA 2055 Exterior This report is based on an exterior-only inspection of the subject property from the street. It can be used for one-unit properties or one-unit properties with an accessory unit. This report includes a front photo of the subject, a street photo, location map of the subject and comparable properties, and front comparable photos.
FNMA 2090 Co-Op This report form is used for an appraisal of the cooperative interest in a cooperative project or the cooperative interest in a planned unit development (PUD) based on an interior and exterior inspection of the subject property.
FNMA 2095 Exterior Co-Op A drive-by appraisal for Co-Op situations.
Drive-By 2070 No value is given on this report. A front photo of the subject and a location map of the subject property are required.
Drive-By 2075 This form is used to check on the marketability of the subject and condition of the property. No value is necessary; this is only a checklist, not an appraisal. It is based on an exterior inspection of the property. No comparable sales are provided and no value conclusion is made. A front photo of the subject and a location map of the subject property are required.
Enhanced Field Review An Enhanced Field Review should be ordered when the client knows or suspects that the appraisal report under review contains significant technical errors or the value does not appear to be well supported. The reviewer will provide one or more additional comparable sales if a different value conclusion is reached.
